Engineering Manager - Building Services Based in City of London. Salary £50-£55K PA Reports to Account Manager Direct reports - 8 Engineers, mix of continental shift 4 on 4 off days. Working within a High performing team in one of London’s most prestigious towers the Engineering Manager is responsible for the safe, efficient, and compliant operation of all engineering services within a multi tenanted corporate building. This role leads a team of 8 engineers and oversees the delivery of planned maintenance and reactive works , ensuring high standards of service delivery and client satisfaction in line with the expectation of a high-profile building. Key Responsibilities Team Leadership & Management * Line manage, lead, and develop a team of 8 engineers, ensuring effective coverage across all shifts. * Conduct beginning, mid-year and year end performance reviews, appraisals, and training plans. * Promote a strong safety culture and ensure compliance with all health & safety regulations. * Manage staffing levels, shift rotas, and absence/holiday planning. * Act as the primary escalation point for engineering issues. Operations & Maintenance * Oversee all planned preventative maintenance (PPM) and reactive maintenance activities ensuring a KPI of over 95% is upheld. * Ensure all statutory compliance requirements are met (e.g., HVAC, electrical, water hygiene). * Monitor system performance and implement improvements to optimise efficiency and reliability. * Ensure accurate and timely completion of maintenance records and documentation. Small Works * Manage and deliver small works from scope through to completion. * Prepare cost estimates, proposals, and timelines for minor engineering works. * Coordinate subcontractors and ensure works are completed to required standards. * Ensure minimal disruption to building occupants during work delivery. Client & Stakeholder Management * support the Account managers as main engineering point of contact for the client. * Provide regular updates on performance, issues, and ongoing works. * Build strong working relationships with internal and external stakeholders. * Attend client meetings and contribute to service improvement plans. Compliance & Risk Management * Ensure all engineering activities comply with statutory regulations and company policies. * Maintain up-to-date risk assessments and method statements (RAMS). * Lead audits and inspections, addressing any non-conformances promptly. * Manage permit-to-work systems and ensure safe systems of work are followed. Financial & Commercial Control * Assist the Account managers with engineering budgets, including labour, materials, and subcontractors ensuring works are completed within budget and achieve correct margins. * Identify cost-saving opportunities without compromising service quality. Qualifications & Experience * Recognised engineering qualification (e.g., HNC/HND/Degree in Mechanical, Electrical, or Building Services Engineering NVQ Level 3 or City & Guilds equivalent). * Proven experience in a Facilities Management environment, ideally within a corporate/commercial setting. * Previous experience managing engineering teams in a shift-based environment. * Strong knowledge of building systems (HVAC, electrical, BMS, etc.). * Experience managing small works or minor projects. * Good understanding of statutory compliance and health & safety regulations. Skills & Competencies * Strong leadership and people management skills. * Excellent communication and stakeholder engagement abilities. * Organised with strong planning and prioritisation skills. * Commercial awareness and budget management capability. * Problem-solving mindset with a proactive approach. * Competent in CAFM systems and Microsoft Office. Key Performance Indicators (KPIs) * Compliance adherence (statutory and internal). * PPM completion rates. * Reactive response and resolution times. * Client satisfaction scores. * Budget performance. * Team performance and engagement. Working Hours * Monday to Friday, 8am – 5pm with flexibility required to support shift operations and respond to emergencies. * Compulsory attendance of the annual black building test typically over the May bank holiday (3 days) Additional Requirements * Proactive can-do attitude with the ability to carry out engineering works “on the tools” where required * Commitment to continuous professional development. * Flexibility to attend other sites within London and the Southeast as and when required to mee the needs of the business
